CLEARWATER - The Ross Realty Group Inc. announced the opening of the 1,308sf Medicine River Animal Hospital at Madeira Commons Shopping Center, 14995 Gulf Blvd. in Madeira Beach.

CBRE closes 134,000sf sale

TAMPA - CB Richard Ellis represented Developers Diversified Realty in the sale of Town N’ Country Promenade in Tampa.

Town N’ Country Promenade is a 134,463sf community shopping center at 7061 West Waters Ave. Major tenants include Sweetbay Supermarket, Beall’s Outlet, Payless ShoeSource and Dollar Tree. The center was approximately 93% occupied at the time of sale. The buyer, In-Rel Management, is based in Lake Worth and specializes in acquiring, remodeling and managing commercial properties.

Calkain Companies marks Burger King sale

TAMPA - Calkain Companies procured the $900,000 sale of a Burger King NNN investment property in Fort Myers. The property at 9041 College Parkway is operated by Furman’s Inc., a regional franchisee of Burger King for more than 30 years. The property is on 0.9 acres of land at the corner of College Parkway and South Pointe Boulevard.

Patrick Nutt, senior associate of Calkain Realty Advisors, the private market division of Calkain Companies, represented both parties in this transaction.

M&M closes sale of 32,800sf center

LAKELAND - Marcus & Millichap Real Estate Investment Services announced the sale of Northside Plaza, a 32,840sf retail property in Lakeland. The asset commanded a sales price of $1,700,000.

Ron Schultz, an investment specialist in Marcus & Millichap’s Tampa office, had the exclusive listing to market the property on behalf of the seller, a partnership.

Northside Plaza is at 2435 US 98 North. The property is a 32,000sf community shopping center with a mix of franchise and neighborhood tenants.

Osprey leases to Bella Brava restaurant

ST. PETERSBURG - Osprey Real Estate Services - North Bay LLC announced the completion of a lease transaction for Bella Brava to move its restaurant to a prime new location on the northwest corner of Beach Drive and Second Avenue NE.

Build out of the 4,000sf space will take approximately seven months, with an anticipated opening in August.

Osprey associates Ann Walters and Kevin Yeager represented the landlord in this transaction.

Haysvest breaks ground on new Publix center

DADE CITY - Haysvest LLC (comprised of DCT Systems Group, Shuler Properties, and Dunphy Properties) was expected to break ground Feb. 15 on Hays Towne Center, a 110,000sf, two-phase, Publix-anchored shopping center at the intersection of Hays Road and SR 52 in Pasco County.

Located a half-mile west of the Suncoast Parkway, the project was designed by the Tampa office of Lyman Davidson Dooley Inc., while the lender is BB&T. Hawkins Construction will be the general contractor, and Ben McLeish with Colliers Arnold is in charge of leasing and the sale/lease of the two outparcels.

M&M sells Church’s outlet

PINELLAS PARK - Marcus & Millichap Real Estate Investment Services announced the sale of Church’s Chicken corporate store, a 1,425sf single-tenant net-leased property in Pinellas Park. The asset commanded a sales price of $615,000.

Belleair Development sells $3M Verizon Wireless

BROOKSVILLE - Belleair Development Group, a privately-held development and real estate investment firm specializing in retail and commercial development throughout the Southeast United States, has sold from its portfolio a new Verizon Wireless store in Brooksville for $3.1 million.

The freestanding 4,800sf store, at 13346 Cortez Blvd. on an outparcel to Sam’s Club and a WalMart Supercenter, was sold to a private investor and has a 10-year lease and corporate guarantee, according to Greg Nowak, CEO of BDG. The owner plans to hold the long-term investment.

TAMPA - Marcus & Millichap announced the sale of Popeyes, a 2,365sf single-tenant net-leased property in Huntsville, Ala., according to Bryn D. Merrey, regional manager of the firm’s Tampa office. The asset commanded a sales price of $1,110,000.

John E Brigel, senior associate in Marcus & Millichap’s Tampa office, and Edwin Greenhalgh, the firm’s Alabama broker and investment specialist in the firm’s Birmingham, Ala., office, had the exclusive listing to market the property on behalf of the seller, a partnership.

Florida Retail Partners lands Kauffman Tire deal

TAMPA - Florida Retail Partners, an X Team partner, has been retained by Kauffman Tire to assist in the expansion of the company’s Florida stores. The company, which specializes in full-service express auto maintenance and repair, plans to expand throughout Hillsborough, Pinellas, Pasco, Sarasota and Manatee counties.

Kauffman Tire currently has Florida retail stores in Brandon, New Port Richey, Tyrone, Town and Country and New Tampa. Florida Retail Partners’ brokers Pattie DeWitt and Karmen Hayes will represent Kauffman Tire in its expansion efforts.
