Grubb & Ellis leases 15,000sf to Vertex

TAMPA - Grubb & Ellis|Commercial Florida negotiated a lease agreement for 15,945sf of industrial space at 4300 E. 7th Ave. at the intersection of North 43rd Street in Tampa.

Chuck Bohac, vice president in the Industrial & Land Services Group at Grubb & Ellis|Commercial Florida, brokered the transaction representing the new tenant, Vertex Distribution. Vertex is an Attleboro, Mass.-based distributor of fasteners, rivets and clamps relocating its Tampa operations from nearby Adamo Drive.

The landlord is ABD Capital Corporation of Tampa.

Colliers sells 72,000sf manufacturing plant

LAKELAND - Colliers International announced the sale of a 72,206sf manufacturing facility for $3 million to DBM Associates. DMB Associates, d/b/a Alaso, a manufacturing company of automated poultry production equipment, was represented by Jim Steinbauer, SIOR, of Steinbauer Associates.

The seller, Star East Corp., was represented by William Parke, SIOR, Dee Seymour, MCR, CCIM, SIOR, and Edward Miller, CCIM, SIOR, of Colliers International.

Realvest closes 15,000sf sublease

LAKELAND - NAI Realvest negotiated a new sublease agreement for the 15,000sf warehouse facility and its 4.26-acre site at 3306 Waterfield Road off US 98 and Polk Parkway in Lakeland.

Sean DuPree, CCIM, associate at NAI Realvest, negotiated the transaction representing the sublessor, Atlantic Acquisition Corp., d/b/a Allied Building Products, headquartered in East Rutherford, N.J.

The tenant, subleasing the property for two-and-a-half years, is The Car Book Inc. of Auburndale.

Prudential sells West Pasco space

ODESSA - Prudential Commercial Real Estate FL announced the sale of a building in the West Pasco Industrial Park for $252,000, according to Renee Dyer, CCIM, ALC, who handled the transaction for the firm.

The 3,000sf property at 2345 Success Drive was purchased by Applied Foundation Testing, which is a tenant in the park. Seller was Lineage Company.

Taylor & Mathis marks 22,000sf lease

TAMPA - Consolidated Container Company signed a five-year, 22,500sf lease renewal at Tampa Distribution Center in Tampa. Jeff Lamm, director of leasing at Taylor & Mathis of Florida LLC, represented the landlord, MetLife. Blaine Kelley and Brian Rettig with CB Richard Ellis represented the tenant.

Tampa Distribution Center is a 955,000sf industrial park on US 41 just north of SR 60 (Adamo Drive) in the East Side industrial submarket.

Nestle signs 14,000sf lease expansion

TAMPA - Nestle Professional Vitality has signed a 14,275sf lease expansion at the Park Tower building at 400 North Tampa St., increasing its overall size to 42,825sf in a lease valued at $5,500,000.

Claire Calzon, managing director for Colliers International Tampa Bay Florida, represented owner Sterling American Property Inc. in the transaction.

Duke Realty closes new 44,000sf lease

TAMPA - Duke Realty Corp. leased 44,800sf of distribution space to NewSouth Window Solutions at Fairfield Distribution Center in the East Tampa submarket.

The locally based window manufacturer plans to occupy Fairfield V this summer, and its lease brings the 101,100sf distribution center to 100% occupancy.

Combined with Staples' recent lease of 53,218sf at Fairfield VIII, the NewSouth Windows' transaction also brings the nine-building, 1 msf Fairfield Distribution Center to 99% leased.

M&M sells 59,000sf self-storage facility

LAKELAND - Marcus & Millichap Real Estate Investment Services announced the sale of Highlands Storage, a 59,102sf self-storage facility in Lakeland. The asset commanded a sales price of $1,250,000.

Michael A. Mele, vice president investments and senior director of the National Self Storage Group in Marcus & Millichap's Tampa office, had the exclusive listing to market the property on behalf of the REO Department of a National Bank, as well as the buyer, a private investor based out of Florida.

Ryan Cos. leases 15,000sf at South Shore

TAMPA - Ryan Companies US Inc. announced that Stacktight, a Kentucky-based edge protection product manufacturer, has signed a lease and will be the first tenant at South Shore Corporate Park in Tampa.

Planned and developed by Ryan, the first phase of the 380-acre office and industrial park consists of 2.6 msf of office, office showroom and industrial buildings. The second phase is slated to add an additional 2 msf of space.

Meridian closes 60,000sf lease

SARASOTA - Meridian Development Group announced a new 60,000sf lease at its 1 msf distribution center in Sarasota. The new tenant is MyUS.com, a market leader in international package forwarding.

MyUS.com is expanding to the new space from two existing locations in Manatee County, bringing 60 new jobs to Sarasota with the potential to add up to another 165 employees over the next five years, said Robin Roach, MyUS.com operations manager.
