Blanca, Oak Hill advise on 3,000sf

MIAMI - Visit Us Inc., the U.S. subsidiary of international hotel chain Iberostar Hotels & Resorts, will occupy 3,000sf of office space at One Park Square at Doral, a new Class A office building in the heart of Doral. The ninth-floor office will serve as the U.S. headquarters for Visit Us. Financial terms of the five-year lease were not disclosed.

Tere Blanca of Blanca Commercial Real Estate and Darryl Robinson of Oak Hill Advisors represented Shoma Group, the developers of One Park Square. There were no co-brokers involved in the deal.

JLL hired to lease Courthouse Tower

MIAMI - Jones Lang LaSalle has been hired to lease landmark Miami office building Courthouse Tower. The firm’s Jorge Morales and Jeff Sharmat will lead leasing efforts on behalf of the building’s owner, private equity group Courthouse Tower LLC.

The 161,000sf Courthouse Tower stands 26 stories and is on prestigious West Flager Street in downtown Miami. It is located across from the courthouse and government buildings and is close to key mass transit systems.

C&W finds 3,300sf for Kforce office

FORT LAUDERDALE - Cushman & Wakefield announced that the Kforce Fort Lauderdale office has signed a new lease in Sunrise. Kforce Fort Lauderdale provides full service staffing solutions in the areas of finance, accounting and Technology.

Cushman & Wakefield Associate Director Caroline Fleischer represented Kforce in its site search and in lease negotiations with the building’s owner, Flagler. Flagler was represented in-house by Dyana Kenney.

Kennedy Wilson starts Wachovia Tower work

FORT LAUDERDALE - Wachovia Tower at One East Broward, a landmark 19-story office tower commanding the western gateway to downtown Fort Lauderdale, is set for a series of key improvements as much anticipated work begins on a dramatic renovation of the building’s lobby and entry profile.

The property’s ownership structure and finance arrangements have been successfully reorganized by Kennedy Wilson Properties, a division of international real estate investment and services company Kennedy Wilson.

Renewals prominent in Miami office market

MIAMI - 2009 was a year of transition for the Miami office market. After the sudden downturn of the real estate market in late 2007 and the subsequent credit crunch in 2008, 2009 was a year marked with additional space coming to the market and landlords attempting to remain competitive in pricing.

Mid-year may see more Broward office activity

Amidst an economic backdrop of reduced consumer spending, business downsizing and rising unemployment, vacancy rates continued to rise and lease rates declined in 4Q09. Unemployment levels in 2009 reached their highest point since the 1991 recession, currently hovering at 10.1% for Broward County. Supply exceeded demand once again, and negative net absorption was recorded in 2009 for the third consecutive year.

Short leases, renewals mark PB office market

WEST PALM BEACH - The Palm Beach County office market has felt the effects of the current economic downturn. Palm Beach County continues to experience modest leasing activity well below the frenetic pace of deals during the period of the peak 2006-2007 time frame.

New construction of office product has come to a halt, and many of the planned projects that were anticipated to start in 2009 have been placed on hold for the foreseeable future.

CORAL SPRINGS - Mack Lane Real Estate, a full-service commercial and residential real estate brokerage firm, recently completed $300,000 in capital improvements to Heron Bay I and Heron Bay II, two Class A office properties in Coral Springs.

Midgard closes 17,000sf lease

FORT LAUDERDALE - Crown CenterMidgard Management announced that Cruise One signed a lease for 17,000sf at Crown Center. Cruise One will occupy 1201 W. Cypress Creek Road at Crown Center.

Crown Center has brought in more than 115,000sf in new or renewal leases since February 2009.
