CBRE closes sale of 360-unit complex

ORLANDO - CB Richard Ellis’ Central Florida Multi-Housing Group announced the sale of the Waterways, a 360-unit rental community in Orlando. Completed in 1988, the Waterways features one- and two-bedroom floor plans averaging 830sf. CBRE exclusively represented the seller on the assignment and procured more than 40 offers on the deal.

Panther Properties marks $26M apartment purchase

ORLANDO - Panther Properties Investment LLC, specializing in the acquisition, development and operations of Class A multifamily properties, announced its newest acquisition, Venue Apartments in Orlando.

The property consists of 306 units situated on 27.83 acres and was purchased for approximately $26,500,000 from the FDIC as part of its takeover of IndyMac Bank. Cushman & Wakefield’s Orlando Apartment Brokerage Services team represented the FDIC. Panther Properties secured a 10-year Freddie Mac CME loan through Deutsche Bank Berkshire Mortgage.

Apartment rents erode in Orlando market

ORLANDO - Layoffs in Orlando will ease substantially this year, but subdued rental housing demand will persist, leading to rising vacancies and a further decline in rents, according to the 2010 National Apartment Report by Marcus & Millichap. Apartment demand in the market is typically fueled by employment in the construction, retail, and leisure and hospitality sectors.

SVN forms hotel brokerage division

ORLANDO - Sperry Van Ness has expanded its presence in the Florida market by naming Natvar Nana, T.C. Chen and Rumit Nana as the foundation of the newly formed hospitality brokerage division.

Although active for many years in hotel brokerage as individual advisors with Sperry Van Ness prior to the formation of the new division, the new statewide structure provides the advisors more resources, additional support and growth opportunities.

Dockerty Romer & Co. closes $14M condo sale

ORLANDO - Bob Dockerty and Chris Caveglia of Dockerty Romer & Company have arranged for the sale of Mosaic at Millenia at 3705 Conroy Road, Orlando.

The buyers purchased 248 units out of the 451 units for $14,800,000 or $59,677 per unit. Mosaic at Millenia is currently 97 % leased with an average rent of $1,125. This sale represents an off-market transaction with the buyer and the seller.

M&M closes $6M sale of Clarion Inn

ALTAMONTE SPRINGS - Marcus & Millichap Real Estate Investment Services announced the sale of Clarion Inn and Suites, a 264-room hotel in Altamonte Springs. The asset commanded a sales price of $6,200,000.

Jaimin P. Patel, a senior associate in Marcus & Millichap’s Tampa office, had the exclusive listing to market the property on behalf of the seller, a limited liability company. The buyer, a limited liability company, was also secured and represented by Patel.

Clarion Inn and Suites is at 230 West SR 436.

Henin Group sells Harbor Walk project

ORLANDO - The Henin Group, developers of Riviera Bella luxury community on the St. Johns River in DeBary, recently sold Harbor Walk condominiums in Virginia Beach, Va., for $4.8 million.

Jerome Henin, founder and president, said Franciscus Homes, which develops single-family homes and condominiums in six communities in the Virginia Beach /Norfolk area, acquired the remaining development sites that accommodate 156 new condominiums at Harbor Walk.

CBRE tops $104M in multifamily deals

ORLANDO - CB Richard Ellis announced that its Central Florida Multi-Housing Group retained its position as the No. 1 apartment brokerage team in Orlando in 2009 with more than $104 million in local sales. CBRE closed more than twice as many transactions in Central Florida as its nearest competitor for the third straight year.

CBRE closes Legacy Parc sale

ORLANDO - CB Richard Ellis announced the sale of Legacy Parc, a 320-unit community in the Kissimmee area of the Orlando MSA.

Completed in 1989, Legacy Parc was purchased for condo conversion in 2005 and was foreclosed on by the lender earlier this year. CBRE represented the lender in the bulk sale of the remaining 185 units.

Melrose-Sovereign lands management assignment

ORLANDO - Melrose-Sovereign Companies has been named community management agency for One Farrell Park, a condominium community off East Lake Road in the Ridgemoor corridor of Palm Harbor in Pinellas County. Melrose-Sovereign Companies manages properties for more than 170 developers, investors and owners throughout Florida.
