SVN closes sale of 30,000sf building

LAKE MARY - Sperry Van Ness has completed the sale of a 30,000sf industrial building to AMR Florida Holdings LLC from Sanford for $900,000. The building is at 2664 Jewett Lane.

Tyler Doggett of Sperry Van Ness in Lake Mary represented the seller, Zions First National Bank from Salt Lake City, Utah. Doggett currently represents Zions on three additional transactions. Allison Reynolds of Duke Kroeger & Company, in Orlando, represented the buyer, AMR Florida Holdings LLC from Sanford.

Southern Commercial closes 6,100sf lease

ORLANDO - Principals Tom McFadden, SIOR, and William “Bo” Bradford, CCIM, SIOR, of Southern Commercial Real Estate Advisors completed a 6,100sf new lease at 3830 Enterprise Way, Sanford. McFadden and Bradford negotiated the eight-year lease, representing the landlord, McDonald Ventures XXVI LLC. The tenant is Atlantic Fasteners and Supply Company Inc.

Southern Commercial closes 18,000sf lease

ORLANDO - Principals Tom McFadden, SIOR, and William “Bo” Bradford, CCIM, SIOR, of Southern Commercial Real Estate Advisors completed a 18,975sf new lease at 7580 Exchange Drive, Orlando. McFadden and Bradford negotiated the seven-year lease, representing the landlord, RREEF. The tenant is Iberia Foods Corp.

Negative absorption marks Orlando industrial market

In Central Florida, eight industrial facilities containing more than 2.2 msf were completed in 2009, according to the 4Q 2009 report by CB Richard Ellis on bulk industrial facilities more than 100,000sf.

In Southwest Orange County six buildings (1.5 msf) were developed, and two facilities (700,000sf) were completed in Polk County.

Since 1999, 90 buildings totaling 24.4 msf have been developed, of which 54 facilities are in Orange County (11.8 msf), and 31 buildings are in Polk County (10 msf).

Realvest closes 32,000sf lease

MAITLAND - NAI Realvest negotiated a new long-term lease agreement for a 32,736sf industrial building at 6363 Edgewater Drive in Orlando.

Sean DuPree, CCIM, associate at NAI Realvest, negotiated the transaction representing the tenant, Allied Building Products Corp., headquartered in East Rutherford, N.J.

The landlord is Orlando-based Smyth Lumber Company Trust No. 1, represented by Matt Sullivan and Wilson McDowell at Colliers Arnold.

Quest brokers two new leases

ORLANDO - Reeco Properties LLP’s industrial complex at 1055 Nursery Road in Winter Springs was the site of two leases recently brokered by Quest Company.

Ben LaFreniere, leasing agent at Quest, leased 2,250sf for two years to The Buena Vista Companies, which serves Walt Disney World with bicycles and scooters.

The second was a one-year, 1,800sf lease to E-Tow Corp., a local towing company, where LaFreniere represented both parties.

Realvest closes 3,000sf lease

ORLANDO - NAI Realvest recently negotiated a new lease agreement for 3,000sf at Airport Industrial Center on Narcoossee Road in Orlando.

Michael Heidrich, a principal at NAI Realvest, brokered the transaction representing the landlord, Columbus, Ohio-based Airport Investment Properties LLC.

The tenant, Old Dock Apparel Inc., is a clothing and accessories manufacturer that leased Unit 300-A at 7452 Narcoossee Road in the south Orlando industrial center.

Realvest closes 7,500sf sale

ORLANDO - NAI Realvest negotiated the sale of a 7,500sf industrial building at 853 Waterway Place in Longwood.

NAI Realvest principal Michael Heidrich brokered the transaction representing the seller, Cambay Corp. of Longwood. Buyers David and Maureen Montes of Longwood purchased the property for $385,000.

CBRE closes 6,900sf lease

ORLANDO - Nan McCormick, senior vice president with CB Richard Ellis, represented Turbine Technology Services Corp. in its lease at the Challenger Tech Center IV office building. Turbine Technology will lease approximately 6,900sf. The property is at 12661 Challenger Parkway in the Central Florida Research Park. The landlord, Challenger-Discovery LLC, was represented by Ashley Roby Dedekind of Lincoln Property Company.

CBRE secures 216,000sf renewal

ORLANDO - CB Richard Ellis announced that Erik W. Schwetje, CCIM, first vice president, represented the landlord, Orlando Warehouse Portfolio, in an early 36-month lease renewal. The tenant, McKesson Medical-Surgical Inc., which occupies the entire building, renewed all of the 216,478sf within the 401 Gills Drive Building in Orlando. The tenant was represented by Ray Romano, vice president, also from the Orlando office.
